Deterministic, source-cited rental property tools: turnover estimates and deposit rules by US state.

Overview

AI-generated overview

Tektolo gives an assistant rules-based, source-cited tools for US rental turnover estimates and security deposit settlement.

What you can do
  • Look up state and city security deposit rules, including return deadlines and allowed deductions
  • Settle a deposit after move-out: assess each deduction, depreciation, interest, refund, penalty exposure and a draft itemized statement
  • Estimate the cost of turning over a rental unit from a ZIP code, unit details and issues described in plain English
  • Turn move-out inspection findings into a priced make-ready scope
  • Search the turnover issue-code catalog by keyword or group
When to use it
Useful for landlords, property managers and tenants who need a defensible deposit settlement or a quick turnover cost estimate for a US rental, with every figure tied to a cited rule.
Requirements
Remote streamable HTTP endpoint; no account or API key is needed for the shared endpoint. A personal connector URL is available for a private free allowance. Network access to the provider's site is required.
Before you install
Results are rules-based estimates and draft statements, not legal advice; verify against the cited statutes and local ordinances. A free tier of 20 calls a day applies and some tools may later add paid features. Inputs such as deposit amounts, rent, dates and inspection findings are sent to the provider's servers.

Installation

In SourceWeft

  1. Open Tektolo in the dashboard and add it to a workspace.
  2. Enable the server for the chats that should use its tools.

Web executable via Streamable HTTP. Remote servers run from the web runtime once configured in a workspace.

Use with an agent

Paste this prompt into Claude Code, Codex, Cursor or another agent — or into SourceWeft chat. The agent reads this server's install guide, shows you its publisher, endpoint and sign-in, and adds it to your client once you agree. Keys never go into a command.

Read https://sourceweft.com/mcp/com.tektolo%2Fcapabilities/install.md and connect the MCP server it describes to my client. Before changing any config, show me its publisher, endpoint and sign-in method and wait for my OK. Never put an API key in a command or in a file I would commit; ask me where it should come from.

Read the install guide the agent follows

Tektolo skills and connector

[smithery badge]

Agent skills, a Claude Code plugin and the public API contract for Tektolo. Tektolo runs rules-based, source-cited tools for real-world operations work: you send structured inputs, versioned rules are applied, and you get a checked answer with its sources. The same findings always get the same answer. Where a tool reads your notes or a document, an AI model turns them into findings and never sets a number; the answer lists every finding it read so you can check them. Every tool can be used three ways: on the web, from an AI assistant over MCP, or over REST.

This repository holds only instructions and public metadata. The engines and rule tables run on tektolo.com. Every file here is synced from the live site daily by scripts/sync.py.

Use it from your AI assistant

The MCP server is https://tektolo.com/mcp. It uses streamable HTTP and needs no account. For your own free allowance behind Claude's or ChatGPT's shared servers, get a personal connector URL at tektolo.com/connect-your-ai.

Claude Code: install the plugin, which bundles the skills and the MCP server:

bash
claude plugin marketplace add tektolo/skillsclaude plugin install tektolo@tektolo

Or connect only the server:

bash
claude mcp add --transport http tektolo https://tektolo.com/mcp

Skills for any agent that reads SKILL.md (Claude Code, Codex, Cursor, Gemini CLI, Copilot and others):

bash
npx skills add tektolo/skills

Claude, ChatGPT, Cursor, VS Code: add a custom connector with the URL above. Step-by-step instructions are at tektolo.com/connect-your-ai.

OpenClaw: both skills are also on ClawHub under @tektolo.

Use it over REST

Every MCP tool is also a plain JSON endpoint. contract/openapi.json describes them, and contract/catalog.json lists every operation with its schemas, pricing, privacy notes and ruleset hash. Request bodies that work are in examples/:

bash
curl -sS https://tektolo.com/v1/deposit-settlement/settle \ -H 'content-type: application/json' \ -d @examples/deposit-settlement/settle/california_carpet.json

deposit_settlement_settle

Settle a security deposit after move-out

Settles a US residential security deposit after move-out under the state's statute (50 states and DC) and a covered city's ordinance. Inputs: state, deposit_usd, vacated_on; optional city, monthly_rent_usd, move_in_on, deductions (category, amount, item age, whether the tenant caused it), the dates that start a state's clock, and as_of. Returns the return deadline and its status, each deduction allowed or not (with depreciation), interest owed, refund due, penalty exposure, a draft itemized statement and a citation for every rule. Not for: legal advice, tenant demand letters, repair cost estimates, pet deposits, rentals outside the US. Deterministic and source-cited: the same input gives the same result.

deposit_settlement_rules

Security deposit rules for a state (and city)

Looks up the security deposit rules (deposits only) for one US state, with a covered city's deposit ordinance (Chicago, San Francisco, Berkeley, Los Angeles, Seattle, Portland, Minneapolis, Saint Paul). Inputs: state (two-letter code); optional city. Returns the deposit return deadline and what starts it, itemization and documentation duties, allowed deductions and depreciation, deposit interest, penalties, the deposit cap and recent changes, with citations. Not for: settling a specific move-out (deposit_settlement_settle does that), evictions, unpaid-rent collection, rent increases or rent control, lease renewal or notice periods, legal advice. Deterministic and source-cited: the same input gives the same result.

property_turnover_quick_estimate

Quick turnover estimate (start here)

Estimates what it costs to turn over a US rental unit after move-out; the first tool for a turnover estimate. Inputs: a 5-digit ZIP, bedrooms, bathrooms and the issues in plain English (e.g. "stained carpet in both bedrooms"), which may come from the user's photos; optional unit type, size, year built. Returns a priced make-ready estimate: repair tasks by trade with low/expected/high costs for the ZIP, priorities, refer-outs to licensed professionals, assumptions and links. An AI model reads the issues; the answer is a draft listing what it read (reading), and words it cannot place bill nothing. Not for: diagnosing hazards, legal advice on deposits, remodel bids, properties outside the US. The same findings under the same ruleset give the same result; AI never sets a number.

property_turnover_scope

Turns move-out inspection findings for a US rental unit into a priced make-ready scope. For a first estimate use property_turnover_quick_estimate (plain words). Inputs: property (ZIP, bedrooms, bathrooms, optional details) and findings, each an issue code from property_turnover_issue_codes with rooms, status, quantity and the original words (source_text); optional rate_card, decisions, detail. Returns tasks by trade, low/expected/high costs, priorities, vendor scopes, refer-outs, assumptions, unknowns and download links. Not for: diagnosing hazards, legal advice on deposits, remodel bids, properties outside the US. Deterministic and source-cited: the same input gives the same result.

property_turnover_issue_codes

Look up turnover issue codes

The issue-code catalog for rental-unit turnover findings (group.issue codes such as carpet.pet_urine). Inputs, all optional: q (search words or a code), group (e.g. flooring), limit, include_aliases; query and area are older names for q and group. With no arguments it returns every code in short form (code, name, group, default extent, refer-out). With q it returns the best matches with description, aliases, not_when, rooms and examples. Returns the codes, the match count, every group, and general.manual_quote, the code for a condition no other code fits. Not for: cost estimates, legal or security-deposit questions, work other than rental turnover. Deterministic and source-cited: the same input gives the same result.
