Overview

AI-generated overview

Audits a landlord's CAM/operating expense reconciliation against a commercial lease and reports overcharges with clause citations.

What you can do
  • Run a line-by-line CAM reconciliation audit against the full lease text, covering pro-rata share, caps, admin and management fees, excluded costs, gross-up, totals and late delivery.
  • Retrieve the status and findings of an audit that was started, with the total and each finding's lease clause and math.
  • Flag recoverable amounts and point to a workspace link for approving an objection letter.
When to use it
Useful for commercial tenants reviewing an annual CAM true-up or operating expense reconciliation who want a clause-by-clause check for overcharges before paying or disputing.
Requirements
A remote streamable HTTP endpoint; no packages, environment variables or headers are declared. The audit tool needs the full text of the lease and the reconciliation details passed in.
Before you install
The server states that when money is recoverable, Tenantback handles the landlord and keeps 25% of the recovery, so approving an objection letter may commit the user to a fee and to third-party representation. Lease and reconciliation text is sent to a third-party service.

Installation

In SourceWeft

  1. Open Tenantback CAM Audit in the dashboard and add it to a workspace.
  2. Enable the server for the chats that should use its tools.

Web executable via Streamable HTTP. Remote servers run from the web runtime once configured in a workspace.

Use with an agent

Paste this prompt into Claude Code, Codex, Cursor or another agent — or into SourceWeft chat. The agent reads this server's install guide, shows you its publisher, endpoint and sign-in, and adds it to your client once you agree. Keys never go into a command.

Read https://sourceweft.com/mcp/com.tenantback%2Fcam-audit/install.md and connect the MCP server it describes to my client. Before changing any config, show me its publisher, endpoint and sign-in method and wait for my OK. Never put an API key in a command or in a file I would commit; ask me where it should come from.

Read the install guide the agent follows

Audit a CAM reconciliation against the lease

Checks a landlord's CAM / operating expense reconciliation (true-up) line by line against the commercial lease: pro-rata share, CAM caps, admin and management fees, excluded costs (capital repairs, landlord overhead and more), gross-up, totals and late delivery. Pass the full text of the lease (with amendments) and of the reconciliation, as you read them from the user's files; mark page breaks as '--- page N ---' so citations point to the right page. HTTPS links to the PDFs also work. Returns a request id: call get_audit_result after about 3 minutes. If you cannot read the files, tell the user to forward them to [email protected] instead.
