Real estate data for AI agents: property lookup, comps, search, skip tracing, phone/address checks
Overview
Hosted BatchData MCP server that lets an assistant look up U.S. properties, comparables, owners and contacts, and check phone and address data.
- What you can do
- Look up a property by ID, address or parcel number, and search properties with counts, previews and paginated results
- Pull comparable properties with aggregate metrics, a 10-record preview or paged full details
- Skip trace property owners and associated people, and reverse skip trace phone numbers or emails
- Check phone reachability, DNC status, carrier and TCPA litigator status
- Verify and standardize addresses, geocode addresses and reverse geocode coordinates
- List property datasets and their fields, and find investors matching buy box criteria
- When to use it
- Useful when an assistant needs U.S. real estate data in conversation: property research, comps for valuation, owner and contact discovery, lead lists, phone compliance checks before outreach, or address cleanup and geocoding.
- Requirements
- Remote Streamable HTTP endpoint at mcp.batchdata.com; nothing to install. A BatchData account is required, with OAuth 2.1 browser sign-in by default, or an API token sent in the Authorization header for clients without OAuth. Skip tracing must be enabled for the team, and API tokens need matching endpoint permissions. Usage-based pricing applies.
Installation
In SourceWeft
- Open BatchData in the dashboard and add it to a workspace.
- Connect the required credentials. They are stored privately and never shown on public pages.
- Enable the server for the chats that should use its tools.
Web executable via Streamable HTTP. Remote servers run from the web runtime once configured in a workspace.
Use with an agent
Paste this prompt into Claude Code, Codex, Cursor or another agent — or into SourceWeft chat. The agent reads this server's install guide, shows you its publisher, endpoint and sign-in, and adds it to your client once you agree. Keys never go into a command.
Read https://sourceweft.com/mcp/io.github.batchdataco%2Fbatchdata-mcp-server/install.md and connect the MCP server it describes to my client. Before changing any config, show me its publisher, endpoint and sign-in method and wait for my OK. Never put an API key in a command or in a file I would commit; ask me where it should come from.Other MCP clients
Add this to your client's mcpServers config. The client completes OAuth sign-in on first connect.

BatchData MCP Server
BatchData is an API-first U.S. real estate data platform. The BatchData MCP Server is a hosted Model Context Protocol server that lets AI assistants and agents look up properties, pull comparables, search properties, skip trace owners and contacts, check phone compliance, verify and geocode addresses, and use property datasets and investor buy boxes, using plain-language requests.
Quick start
Claude (Desktop and Web; connectors cannot be added from mobile)
- Open Settings → Connectors → Add custom connector.
- Enter the URL
https://mcp.batchdata.comand click Add. - Sign in with your BatchData account when the browser opens.
- In a chat, click + and toggle the BatchData connector on.
Claude Code
Then run /mcp inside Claude Code and choose batchdata to sign in.
Claude Code plugin (skills and MCP server together)
The plugin connects the same server and adds skills for property lookup, comps, property search and lead lists, skip tracing, DNC and TCPA phone checks, investor finder, and building permits (permits are available through the REST API only, not as an MCP tool). The skills live in skills/.
Cursor
Add to Cursor
Or add this to ~/.cursor/mcp.json (or .cursor/mcp.json in a project):
Cursor opens a browser window to sign in the first time a tool is used.
VS Code (GitHub Copilot)
Install in VS Code (opens VS Code and prompts to install the server; use vscode-insiders: instead of vscode: for Insiders)
Or configure it manually. Add this to .vscode/mcp.json in your workspace (or run MCP: Add Server from the Command Palette):
Or from a terminal:
Replit
Or in Replit open Integrations → MCP Servers → + Add MCP server, set the display name to BatchData and the URL to https://mcp.batchdata.com, then click Test & save and sign in with your BatchData account.
ChatGPT (Developer Mode)
Go to Settings → Apps & Connectors → Advanced settings, enable Developer mode, then Create a connector named BatchData with MCP Server URL https://mcp.batchdata.com and sign in with your BatchData account.
Claude Desktop with an API token (clients without OAuth)
Claude Desktop can also reach the server through mcp-remote with your BatchData API token. Requires Node.js 22+.
Any other MCP client: point it at https://mcp.batchdata.com using the Streamable HTTP transport and, if it does not support OAuth, send the header Authorization: Bearer YOUR_API_TOKEN_HERE.
Step-by-step guides, migration from API tokens to OAuth, and troubleshooting are in docs/setup-guide.md.
Tools
The server registers 21 tools.
Skip tracing (v3) must be enabled for your team by an admin, and API tokens need the matching endpoint permissions.
Example prompts
- "Look up the property at 123 Main Street, Los Angeles, CA."
- "Find comparable properties for 789 Pine Road, Austin, TX."
- "Search for vacant properties in Miami, FL."
- "Skip trace the owner of 456 Oak Avenue, Miami, FL."
- "Verify this phone number and tell me whether it is on the Do Not Call list."
- "Verify and standardize this address: 100 main st los angeles ca."
- "Reverse skip trace the owner behind this phone number."
- "Which investors match the buy box for 123 Main Street, Los Angeles, CA?"

How complete this listing is, computed from the registry entry, the endpoint and public sources. Not a rating of the server and not a statement that it is safe or working today: reachability is a dated check, and no installs or reviews go into the score.
