rent_check
Australian rent check
Compares a weekly rent, and any proposed new rent, with how the ABS rents index for the tenant's Australian capital city has moved since the lease began. city is one of the eight capital cities, whose index is city-wide, not suburb-level. The answer is information, not advice, and carries the months compared, the source and the index's limits. Without lease_start, place (a suburb, locality or postcode in NSW, VIC, QLD, WA, SA or TAS) gives instead where the rent sits against that place's median of new bonds, and between its quartiles where the publisher gives them.

market_indicators
Australian property market indicators
Latest observed Australian property market indicators - RBA cash rate, unemployment, wage growth, rents by capital city, new housing lending, lending standards and arrears, dwelling approvals and completions - each with its period, source, licence and limits. Observed figures only; none is a forecast. geography, if given, narrows the answer to the figures for one place (e.g. NSW, Australia, Sydney).

What DwellDelta covers
The sources behind DwellDelta's figures, their licences, and what it cannot answer (what any one home sold for, the rent of a single street or home, new-bond rents by area outside NSW, VIC, QLD, WA, SA, TAS and New Zealand, sale prices by area outside NSW, listings, advice).

vic_rents
Victorian rents by suburb group
Victoria only: its regions and suburb groups (part of a suburb name works); property_rents also takes one Victorian suburb by whole name. Homes Victoria's Rental Report (CC BY 4.0): the median weekly rent of new leases in the latest quarter, how many leases it rests on, and the change on a year before. The figures are new-lease medians, not advertised rents, and each answer states its quarter, its source line and the source's limits.

NSW, QLD, WA, SA and TAS rents by postcode, suburb or locality
One known state - NSW, QLD, WA, SA or TAS: its own figure, a council (NSW, QLD), or areas by part of a name (QLD, WA, SA, TAS); property_rents takes one place by whole name, no state needed, and Victoria is in vic_rents. Median weekly rent of new bonds lodged in the latest quarter (TAS: month), all dwellings together, with the bond count and the change on a year before: NSW by postcode or council (NSW Department of Communities and Justice), QLD by suburb or council (Residential Tenancies Authority), WA by locality (calculated by DwellDelta from the Government of Western Australia's bond records), SA by suburb (SA Housing Trust, Private Rent Report; its page states no licence, the catalogues list CC BY), TAS by postcode (calculated by DwellDelta from Department of Justice bond records, private housing; licence as data.gov.au lists it); SA and TAS hold one period, so no change on a year. Each file states CC BY 4.0. The figures are new-bond medians, not advertised rents. Each state measures in its own way: the states are not one series, and their figures cannot be added or compared as one. Each answer states its period, its source line and the source's limits. For NSW and QLD, dwelling_type or bedrooms (or both) give the publisher's figure for that kind of home instead - a two-bedroom unit, a three-bedroom house. Only combinations the publisher reports are answered: one with no published median is said to have none, and neither another area's figure nor the all-dwellings figure stands in for it. Many such figures rest on few bonds. WA and SA have no figures by dwelling type or bedrooms; TAS has them for the state alone.

nsw_sale_prices
NSW median sale prices by postcode or council
Median sale price of the dwellings sold in the latest reported quarter in NSW, with the quartiles, the number of sales and the change on a year before, by postcode or council and by dwelling type - all dwellings, non_strata (separate houses) and strata (units, town houses, villas). From the NSW Department of Communities and Justice's Rent and Sales Report (CC BY 4.0). area or council names the place the question is about; with neither, the answer is the state's own figures. These are medians of homes sold: not asking prices, not valuations, and never what any one home sold for or is worth. A line marked UNUSUAL was set by a few very large sales or by many sales at one identical price, and is not a going price. A total noted as mostly a marked row's sales may be moved by them, and the file shows nothing more about it. A line with any other mark or note is not a going price either, and the file does not say why. Each answer names the dwelling type, the quarter and the source line, and states the limits. For questions such as "house prices in Coogee".

Rents by place, Australia and NZ
One place by whole name or postcode, no state needed - the only tool for NZ and for ACT and NT postcodes; an NSW, QLD, WA or SA total, an NSW or QLD council, a Victorian region or part of a name is in area_rents or vic_rents. Elsewhere in Australia: as those tools answer it, with their limits, sources and refusals. An NZ council or region: MBIE's median rent of new bonds for one month, in NZ$, provisional, no change on a year. An ACT or NT postcode, or a TAS one with too few bonds: interim ABS cover, not new-bond medians - the 2021 Census rent, the capital's rents index and sale prices, each with its period and flags. A name held in more than one place is listed, not chosen. For questions such as "median rent in Fremantle".
